The Property

The property is located in the secure village of Kosmos on the shores of the Hartbeespoort Dam.
In the Eastern / Bojanala Region of the  North West province in South Africa.

The property is South East facing, with stunning sun rises and cool reflected sun sets.
The views over the Hartbeespoort Dam are breath taking with for ever changing scenery.

The 2197m2 property is sub divisible into 2 separate properties.
One bottom/lower property would occupy the lodge,  with the buildings utilizing 542 m2 
The other/upper property would house the private dwelling of 390 m2
 
The property has access through right of way on a driveway serving 3 other properties

The Lodge

After utilizing the property for +- 10 years as a weekend get away for our family to relax and play,
all our children had left the "nest" , and Ingrid and I had to make a decision.

The options open to us were to sell the property  and go back to our house in a Roodepoort suburb,
or make Kosmos our family home.

No contest , so we started to make plans to build our family home here in Kosmos.
This was a challenge as we did not want the 3 bedrooms bathroom master bedroom home,
been there done that.

So, after a long time, and having had some overseas friends staying with us in Kosmos the idea for
a Lodge was born.

Willinga Lodge was the first original lodge in Kosmos and the greater Hartbeespoort dam area

as far as I can remember.

A master plan had to be created, and where Ingrid wanted as much open space and uninterrupted
views, I wanted maximum privacy for our future guests.

Every suite had to have a private entrance and garden with uninterrupted views over the
Hartbeespoort dam, and no guests should have to walk in front of other suites disturbing their privacy.

A compromise was reached, and we think that after about 14 years of running the Lodge and
listening to our guests remarks we have achieved just that.

The construction is plastered brick with thatch roof.
Finishing's are ceramic tiles with carpets and the fittings are of high quality

Guest Area:
                            Guest Lounge + Sun Deck + Kitchen + Dining room + Guest Toilet + Scullery
                            Can be converted into a large Suite
Yellow Suite:
                             Bed Room and bathroom en-suite with Bath, Shower and concealed toilet 

                         
    with private garden
Green Suite:
                             Bed Room with fire place, and bathroom en-suite with Bath, Shower
                             and concealed toilet
Island Suite: 
                           Bed Room with fire place, and bathroom en-suite with Spa Bath, Shower,
                           concealed toilet and outside shower
                           The cupboard can be converted into a shower because all plumbing is in place

Wine Cellar:    
                         The wine cellar is dug into the mountain and locked behind a heavy railway sleeper 
                         wooden door.
                        There is also some cool storage area before you enter the world of wine.
                        The wine cellar has been fitted with railway sleeper wine racks and a 4 seater tasting
                         bar, and a wine vat is used to display some wine artifacts.

Day Spa:                       

                       Massage room with sun deck and Gazebo

Lovina Suite:
                      Lounge Area with fire place and access to a wooden deck plus Main Bedroom
                      with access to view deck
                      plus a Bath Room en-suite with a Bath, Shower, Toilet and Wash Basin.
                      There is also a Dining / Family area and a private lounge section
                      as well as a loft Bed Room with 2 single beds

Reception: 
                      A Reception / Office area is available to book the guests in.
                      This office has a bath room en-suite with toilet, wash basin and spacious Shower.
                     We have a comfortable fold out double bed in the office in case family or friends want
                      to stay over and we are fully booked.
                     Some storage area has been provided for in the bath room.
                     This office can be converted into a Suite


Laundry:
                    The laundry is organized into cupboard space per suite.
                     Guests can utilize the laundry when they want to do some ironing.
                     A washing machine is used for some selected washing, the bulk of the washing is done
                     in  Brits, conserving our French drains.
                    A dryer is in place for some urgent small items.

Palm Suite:
                   Bedroom with balcony, Spa Bath and Gas Fire place plus Bathroom en-suite with
                   Wash Basin  Toilet and double shower
                   A concealed walk in cupboard with shelving for storage is located behind a
                   sliding panel.


Main Bali House
                         The main house has been inspired by a holiday in Bali - Indonesia 2001.
                        When Ingrid and myself were in Bali, the Balinese architecture made such an
                         impression 
                        on us that we started to look for ways to implement this fantastic tropical building
                        style.
                        after a few more trips to Bali we found a way to import the Bali roof for our new home.
                        This building is a marvel to the Balinese architecture
                         It must be seen to be appreciated.

Open plan Area:
                        The main entrance with its grand antique Balinese front door gives access to a striking
                        hand carved Balinese staircase leading to the bottom floor.

                       There is a guest toilet comprising of 2 cubicles with access from the main
                       entrance, the imported toilet units are of the ultimate in functionality and quality of
                       engineering.

                       The main entrance leads into an open plan area which comprises of
                       a stepped down Lounge with a closed Bogen type  fire place with sliding doors t
o the 
                  
     wooden balcony and plant nursery.

                       The open plan kitchen with under floor heating for winter  has been
                        fitted out with a granite bar counter serving area and
                       hand painted kitchen units.

                       The green and brass Falcon gas / electric stove and cooker hood have pride of place.
                       The dining room with under floor heating flows through onto a covered outside
                       entertaining / dining area.

                       Access from the double garage is directly into the scullery and kitchen.
                       The scullery has a walk in pantry and fitted dish washer and washing machine.
                       From the scullery there is access to an outside court yard.



Master Bedroom:
                       The stair case leads to the impressive Balinese master bedroom / private lounge
                       with under carpet heating, leading into an intimate Balinese bathroom en-suite.

                       The suite has an outside private terrace with views of the dam. 

                       The bath room has under floor heating with a bath, walk-in shower, double wash
                       basins
                       plus a concealed toilet, and a walk in dressing room completes the picture.

                      The staircase leading down from the main entrance comes onto a landing of
                       which leads the Bali and the Lombok Suite plus an office and a work / store
                       room as well as access to a semi outside patio area.

Bali Suite:
                      The Bali Suite has a private entrance from the garden. 
                       Steps lead onto an outside patio where the double opening doors give
                       access  to the suite.

                       The bedroom has a step-down lounge area with a ceramic fire place and under 
                       floor heating.  
        
                       The very spacious en-suite bath room with under floor heating has a Spa Bath in front
                       of an open window, it also has a walk in rain shower and wash basin.

                       The bathroom has a glass door leading to an outside shower.

                       The  concealed toilet has a bidet and a wash basin.


                    
   Before entering the Bath room section there is a walk in cupboard area spacious 
                       enough for a single bed in case of need.
                       Behind the bedroom area is a kitchenette with access to the semi covered patio area.

Lombok Suite:
                      The Lombok Suite has a private parking area leading onto an outside patio that
                      gives access to the Suite.
                      The lounge area has an open ceramic fire place.
                      The bed room has a romantic Indonesian four poster bed with a covered canopy and
                       drapes.

                       The en-suite bathroom has a Spa Bath in front of a window plus a bronze pottery wash 
                       basin, toilet and shower cubicle.

Office:
                       The office has a private Land Line plus Internet access facility looking out 
                        over an inner court yard.
                       This room has a bathroom en-suite.
                       This room is currently used for late check out, but could become an extra suite.

Store / Work Room:

                      This room has a door leading outside for private entry or to be used for
                       alternate access into the house.

plus Private Bed Room (CH 2)
A roaming T.V. is available for guests that prefer TV in their room, this TV has TV1 - TV2 - TV3
plus E-TV on an electronic arial system.

Water supply and back up system

A 6000 Liters Water tank fed by municipal pressure
                             supplying +- 1 - 1.5 bar of pressure to the Lodge
A 2500 Liters Water tank fed by municipal pressure or by water tank truck
                            including a water pump to pump the water into the main water tank.

Geysers

The Bali and Lombok Suites are serviced by 2 geysers with a 3 phase pre heater
One 3 phase pre heater supplies water to the first geyser at about 25 degrees
The first geyser brings the temperature of the water up to about 40 degrees
The second geyser brings the temperature of the water up to about 80 degrees
This is sufficient for the 2 suites both with spa baths even in a cold winter.
They are on remote on off switch with the off position on a timer 30min twice a day to
conserve the integrity of the geyser rubbers and other sensitive equipment

Previous living quarters / Palm Suite Laundry and Office
Two 150 Lt geysers supply hot water to the complete structure and is sufficient even for cold winters.

There are 2 reverse osmosis water filtering systems installed on the property
One serving the main Bali house, and one serving the guest lounge / kitchen


Cooking with gas
The stove in the main house has a gas top, and electrical ovens, and the guest kitchen
also has gas cooking facilities.

Power  
Power is supplied to the Lodge via 3 phase at 75Amp each and are well balanced
over the years

Pumps
All spa bath, pool, Jacuzzi and fish pond pumps are fitted with a screwable dismounting
system allowing for quick replacement.
There are 2 pump systems used, and both have backup pumps stored in the service area.
This is to secure a quick back up solution for the inevitable breakdown.

Willinga Lodge is a registered CC with 2 members

The CC utilizes a competent team of financial advisers to keep the lodge 100%
legal and all taxes and staff commitments are up to date.

Willinga Lodge is registered as such with the local municipality

Willinga Lodge is registered with the South African Tourism Grading Council as a 3 Star
establishment

A one number only telephone (utilizing the fax line) has been installed at the entrance
of the lodge to contact the land line / office number.

The land line has been installed in the office and an extension is located in the main house.
A walk about connection is installed on the land line extension in the main house 
A follow me service is utilized on the land line to put the land line through to the
Cell phone when required.

Staff
Two loyal staff members are well trained to service the lodge professionally.

A once a week staff member comes in on a Wednesday to bring all office related functions up to date.

A gardener comes in twice a week to keep the outside facilities clean and trimmed.
